National Capital Business Park (Ottawa)

Client: Avenue 31 (Capital) Inc.

Description: The National Capital Business Park is a 100-acre (over 1 Million SF) industrial and business park development, constructed by a private partner on federally-owned land. The project was fully approved by the National Capital Commission (NCC) under the Federal Land Use (FLUDTA) process and by the City of Ottawa under Site Plan Control. Jennifer Murray secured all of the entitlements for the project. As the lead Project Manager, and hired in-house as the VP of Land Development to implement the project, Jennifer lead the project through pre-construction including all community master plan design, approvals, and construction of roads and mass earth works.

National Holocaust Monument (Ottawa)

Client: UCC Group Inc.

Description: The National Holocaust Monument is a permanent place to commemorate the victims of the Holocaust and honour Canadian survivors; it is the first such site in Canada.  The project was completed for the National Capital Commission (NCC).  Jennifer Murray was engaged to manage the project on behalf of the General Contractor (UCC Group), who was operating out of Toronto, Canada. As the Project Manager, Jennifer managed all aspects of the project and had overall responsibility and accountability for the project’s quality, schedule and budget. Her tasks included the management of all contracting, progress payments, schedules and budget reviews with trades, suppliers and subcontractors.  Jennifer worked day-to-day with the site supervisor to organize and schedule work and construction sequencing. She also attended weekly meetings with NCC staff and various Federal Department representatives for regular progress reports and site visits.  


Southminster United Church (Ottawa)

Client: Windmill Development Group Ltd.

Size / Scope: Redevelopment of a historic property, retention of a heritage church & construction of 18 new condo units

Description: The redevelopment of the Southminster Church site sensitively optimizes the use of the property by retaining the historic church, demolishing the old assembly hall and constructing a 6-storey apartment building and 4 townhouse units.  Jennifer Murray was engaged to manage the project and acted as agent for Windmill, representing them throughout the Zoning By-law Amendment and Site Plan Control application processes. In addition to managing all day-to-day aspects of the project, Jennifer’s tasks as Project Manager included building the consultant team, organizing community consultations and liaising with City of Ottawa and National Capital Commission staff.

Mahogany Community - Manotick Village (Ottawa)

Builder: Minto Communities Canada

Size / Scope: 400-acre site & 1,400 homes

Description: The Mahogany community is a large master-planned community in the Village of Manotick, Ottawa. As Minto’s Project Manager, Jennifer Murray was involved in the project from start to finish.  Preliminary work included providing support for due diligence and property acquisition.  She engaged and managed an external consultant team for the successful development of a Community Design Plan (and it's defense at the Ontario Municipal Board & Divisional Court), land use approvals and detailed engineering/urban design for community features, sewers & roads, parks, stormwater facilities and recreational pathways. She also assembled and led an internal project team for the preparation of a sales and marketing strategy, product development and the design and construction of the sales office and show homes.   Other services led by Jennifer included the development and implementation of sustainability plan, including certification of all homes under the LEED for Homes program.  


146 Mountshannon Drive, Barrhaven (Ottawa)

Client: Richcraft Group of Companies

Size / Scope: 2.4-ha site & 174 new homes

Description: Richcraft developed a vacant suburban “infill” site with 174 homes including Back-to-Back Townhomes, Terrace Homes and Back-to-Back Terrace Homes.  Jennifer Murray was engaged to provide Project Management services. As the Project Manager and agent for Richcraft, Jennifer provided representation throughout the site design and entitlements (Site Plan Control) processes.  This included all civil engineering and landscape design and all utility coordination with the utility providers.

Quinn's Point, Barrhaven South (Ottawa)

Builder: Minto Communities Canada

Size & Scope: 300-acre site & 1,800 homes (Phase 1 - 80 acres & 520 homes)

Description: Quinn's Point is a master-planned greenfield low-rise community in Barrhaven South, Ottawa.  As Minto’s Development Manager, Jennifer Murray led the strategy for and implementation of the launch for this new community. As the Development Manager for the project this included a review of market competition, preparation of a community vision and brand, optimization of the concept plan, layout for road and lot fabric, new product development, marketing leads and collateral and the development of a sales pavilion for the community launch. Jennifer was responsible for liaising with the project team responsible for land development approvals and engineering design implementation, ensuring completion of the project on budget and schedule.

Mineral Resort + Spa (Cantley, Quebec) - Support the Ownership group in all apects of real estate development for an 8Ac, 30,000 SF boutique resort and spa in Cantley, Quebec.

Camino - Long Sault Logistics Village (Long Sault, South Stormont: Hwy 401 @ Moulinette Rd) - Master plan, design, environmental and draft plan of subdivision approvals, including all public outreach and consultation for a 600 Acre, 5Millions SF Industrial Business Park on rail.

Thunder Rd Developments Inc. (6150 Thunder Rd, Ottawa): All design and entitlements for a 40 Acre, 600,000 SF rural industrial site in Ottawa (Hwy 417 + Boundary Rd). Successfully managed the inclusion in the update to the City of Ottawa Official Plan and re-zoning, including securing of municipal water supply.

Spectra Subdivision (22 Steel Street, Ottawa): Infill townhome development - successfully approved by the Ontario Municipal Board. 

Morgan’s Grant/Klondike Crossing (Ottawa): Commercial Plaza - Site Plan approval, community consultation and liaison for commercial leasing requirements. 

Quarry Glen (Ottawa): Suburban Infill Project - Project strategy and vision, Site Plan preparation, development approvals and overall site servicing.

Barrhaven Town Centre (Ottawa): Commercial / High-rise / Mixed-use Development - Preliminary development of concept plans and engagement of project team. 

Flagstaff Subdivision (Borrisokane Drive, Ottawa): Low-Rise Residential Greenfield Development - Owner representative for construction of roads and servicing for Phase 1 of the project.

Leitrim Development (Bank Street, Ottawa): Multi-Unit Residential Development - Project manager and agent for development approvals.

Hintonburg Low-Rise Apartment (Hinchey Avenue, Ottawa): Low Rise Apartment Infill - Project Manager for the development approvals.

Various Properties (Ottawa): Project manager and agent for multiple Committee of Adjustment applications (Consents and Minor Variances) throughout Ottawa’s urban and rural area. Approvals rate of approximately 95% on all applications.
